When you are preparing to sell your home, it is time to look at what needs to be renovated and repaired before the sale. Some renovations provide a better return than others.
A survey of Swedish estate agents showed that two of the things that make the greatest difference to the closing price of a property are sanding the floor and painting the walls white – in other words, the most visible things are the most profitable and they are often also the cheapest to fix.
Newly renovated properties are by far the most sought-after on the housing market today. However, it also pays to do minor renovations, so if you want to get as much as possible for your home, you should at least look at the most visible features.

If you have a wood or parquet floor, sand it. If you have a different type of floor, it may be a good idea to replace it. Wood flooring is currently the most popular type, but there is also vinyl flooring and laminate flooring that look exactly like wood but are considerably cheaper. One advantage of laminate flooring is that it is considerably more hard-wearing than wood flooring.
If you have a smaller budget, a vinyl floor still makes a better impression than an old, worn floor. Although wood flooring is more attractive, the buyer can see that the floor is in good condition, and the simple rule of thumb is that you will always get a better price if what you are selling is new rather than worn.
The kitchen and living room have been shown to be the two rooms that are most important to potential buyers when they go to viewings because those are the rooms in which we usually spend the most time. Newly painted walls and nice floors immediately make a good impression, and if you manage to impress buyers, you have a greater chance of enticing them.
